Right now, it&#8217;s just ideas.\u201d<\/p>\n\n\n\n<p>He added, \u201cWe have a developer who&#8217;s interested in doing it.\u201d<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img data-recalc-dims=\"1\" loading=\"lazy\" decoding=\"async\" width=\"632\" height=\"384\" src=\"https:\/\/i0.wp.com\/wzbd.com\/wp-content\/uploads\/2024\/09\/24E03C12F8E54BCA94C7D5D31D4290C2.jpg?resize=632%2C384&#038;ssl=1\" alt=\"\" class=\"wp-image-19713\" srcset=\"https:\/\/i0.wp.com\/wzbd.com\/wp-content\/uploads\/2024\/09\/24E03C12F8E54BCA94C7D5D31D4290C2.jpg?w=632&amp;ssl=1 632w, https:\/\/i0.wp.com\/wzbd.com\/wp-content\/uploads\/2024\/09\/24E03C12F8E54BCA94C7D5D31D4290C2.jpg?resize=300%2C182&amp;ssl=1 300w\" sizes=\"auto, (max-width: 632px) 100vw, 632px\" \/><\/figure>\n\n\n\n<p>The subject came up during a discussion about hiring Crowe LLC \u2013 a public accounting, consulting, and technology firm which has done work for the city in the past \u2013 to provide a forecast of what TIF revenues would amount to in the development area being considered<\/p>\n\n\n\n<p>Tax Increment Financing is a way to capture tax benefits of real estate improvements. Those benefits are then used to pay for the present cost of those improvements.<\/p>\n\n\n\n<p>\u201cWe need this to have a better understanding of what the TIF revenues would be,\u201d City Attorney Anne Razo said. \u201cThe project is at a point where we need this to more forward.\u201d<\/p>\n\n\n\n<p>It was decided to have Razo obtain a quote from Crowe on figuring out some revenue figures from a TIF.<\/p>\n\n\n\n<p>Early this year the city approved a Memorandum of Understanding (MOU) between the city, the Decatur Redevelopment Commission, and the Housing Resource Hub.<\/p>\n\n\n\n<p>The redevelopment commission put up $50,000 to hire the Fort Wayne-based Resource Hub, which specializes in developing and implementing workforce housing strategies, housing development, and home-buyer programs.<\/p>\n\n\n\n<p>Local officials would like to develop affordable housing on city-owned land off First St., from Monroe to Jefferson streets, as well as, perhaps, the city-owned parking lot off Monroe St., near the Chamber of Commerce office.<\/p>\n\n\n\n<p>A steering committee of approximately 10 people has been established by the city.<\/p>\n\n\n\n<p>\u201cWe have a desperate need for apartments in Decatur, a study showed that,\u201d redevelopment officials have told council.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>By BOB SHRALUKA WZBD.com Riverfront housing development in Decatur has been under the radar for some time, but<\/p>\n","protected":false},"author":2,"featured_media":0,"comment_status":"closed","ping_status":"closed","sticky":false,"template":"","format":"standard","meta":{"_jetpack_memberships_contains_paid_content":false,"footnotes":""},"categories":[5],"tags":[14,15,21],"class_list":["post-19712","post","type-post","status-publish","format-standard","hentry","category-news","tag-decatur","tag-featured","tag-news"],"jetpack_featured_media_url":"","jetpack_sharing_enabled":true,"_links":{"self":[{"href":"https:\/\/wzbd.com\/index.php\/wp-json\/wp\/v2\/posts\/19712","targetHints":{"allow":["GET"]}}],"collection":[{"href":"https:\/\/wzbd.com\/index.php\/wp-json\/wp\/v2\/posts"}],"about":[{"href":"https:\/\/wzbd.com\/index.php\/wp-json\/wp\/v2\/types\/post"}],"author":[{"embeddable":true,"href":"https:\/\/wzbd.com\/index.php\/wp-json\/wp\/v2\/users\/2"}],"replies":[{"embeddable":true,"href":"https:\/\/wzbd.com\/index.php\/wp-json\/wp\/v2\/comments?post=19712"}],"version-history":[{"count":0,"href":"https:\/\/wzbd.com\/index.php\/wp-json\/wp\/v2\/posts\/19712\/revisions"}],"wp:attachment":[{"href":"https:\/\/wzbd.com\/index.php\/wp-json\/wp\/v2\/media?parent=19712"}],"wp:term":[{"taxonomy":"category","embeddable":true,"href":"https:\/\/wzbd.com\/index.php\/wp-json\/wp\/v2\/categories?post=19712"},{"taxonomy":"post_tag","embeddable":true,"href":"https:\/\/wzbd.com\/index.php\/wp-json\/wp\/v2\/tags?post=19712"}],"curies":[{"name":"wp","href":"https:\/\/api.w.org\/{rel}","templated":true}]}}
